Why Strategic Thinking Matters — and Why Building Villas and Apartments Isn’t Enough

Bali real estate is not just concrete — it’s about emotions, concept, and strategy.
I shared my thoughts on how to create projects that deliver real value to the market and stay in demand for years to come.
For those who want to think deeper and build more than just square meters — it’s about creating a product that stands out.
The Bali real estate market is booming. Every second person calls themselves a developer, every third claims to be an investment expert. New villas and apartments pop up like mushrooms after the rain. But let’s be honest — not every project is successful. Many never even make it to completion.

Why? Because too many investors and developers fail to think strategically. They see Bali as a place for quick wins but miss the bigger picture — creating real value, building products the market truly needs, and understanding long-term potential.
A Product Starts With a Concept, Not Just a Plot of Land
Many projects start like this: “Here’s a plot, here’s a design — let’s build.” But before you pour the foundation, you need to ask a few key questions:

  • Who is my customer?
  • What matters to them: location, design, functionality, services?
  • What problem does my product solve?
  • How will my project stand out from others on the market?

Without these answers, you’re just building walls and a roof. Real estate is a business — it starts by understanding your audience’s needs and creating a product that solves them.
Strategy Is About Sustainable Growth, Not Just Quick Sales
Many projects aim to “sell out fast” — but real estate is for those who can think long-term. Investing in Bali property is a serious game that requires vision.
You need to ask:

  • Who will manage the property after completion?
  • How will we build and maintain the project’s reputation?
  • What marketing activities are planned beyond the launch?
  • Will clients come back or recommend the project to others?

Strategy is about more than sales — it’s about creating value that lasts. It’s about designing a product that generates returns 5–10 years from now, not just at the moment of sale.
People Don’t Buy Square Meters — They Buy an Atmosphere
Bali isn’t about concrete. It’s about dreams. People don’t come here for square meters — they come for the experience, the feeling, the emotions. Thinking strategically means understanding what kind of mood, story, and emotions your project creates.

It’s in the design, the landscaping, the details, and the little rituals your property offers guests or residents. A project with a strong concept, a story, and attention to detail will last. A project built just for “quick sales” will fade into the market noise.
Strategic Thinking Means Building for Decades, Not Just for Hype
I’ve been inside this industry. We’ve sold over $100 million worth of Bali real estate in the past 18 months. I see which projects sell like hotcakes — and which ones just sit on the market, struggling to find buyers.

Those who win are the ones who think strategically — those who create value, emotion, and atmosphere that attracts both investors and customers.

If you want to build a business — not just erect walls — learn to think deeper. Ask yourself the right questions. Build a product the market actually wants.
